Here is what we see most often. A non-refundable reservation fee is due at the time of contract agreement. We urge that this fee convert to the security deposit upon occupancy. The total amount of the lease is due at some point before occupancy including any deposits such as key deposit and other non-refundable fees such as cleaning. The homeowner and tenant should fully understand in advance what is included in the lease. Items such as transfer fee, utilities, cable, phone and service package, trash, landscaping, fast internet connection, etc. are important considerations. Homeowner may or may not require a credit and reference check.
In a seasonal lease tenants expect all of the comforts of home (list for suggestions) while they are at your resort home. Anything you can do to promote this will be greatly appreciated and may lead them to return to your property next year.

LONG TERM LEASES

Rent due dates, collection methods and late penalties need to decided prior to leasing.
The homeowner usually requires a credit and reference check before leasing. At the acceptance of a contract a non-refundable reservation fee will be offered which in turn becomes the security deposit. The amount and due date of other money as well as any deposits (key) and non-refundable fees (cleaning) is usually due at some mutually agreed upon date.
